Keeping my recruiting pipeline full was critical to my success during my ten years as a Team Leader.
Through years of experimentation and thousands of dollars spent on online lead generation efforts, I finally figured it out how to generate high-quality recruiting leads on a consistent basis.
Most recently, I put these skills to the test when I launched our Market Center in London, England. Keller Williams was new to the UK, so it was a clean slate. Most of the agents I recruited in London came from my online marketing efforts.
Now that I’ve perfected the system, I’m making it available to Market Centers in other parts of the world. My goal is to create a steady flow of new licensees and pre-licensees so Team Leaders can focus their attention on recruiting cappers and mega agents.
The traffic on the website comes from a variety of sources. Most of the monthly fee is reinvested into advertising and content creation, which are the primary drivers of new recruiting leads. The advertising reaches over 100 different websites and the search engines have been rewarding the site for some great keyword search terms.
We have exclusive territories, so when they’re gone, THEY’RE GONE. If your area has already been claimed by another Market Center, we would be happy to put you on a waiting list for future availability and future recruiting product releases.
The one exception is when there are multiple Market Centers with the same ownership group and everyone involved agrees that it’s okay to split the leads between Market Centers.
That’s a great question, but a better question would be, “Why would you spend all that time and money reinventing the wheel?”
I have been around the real estate business long enough to know that plenty of people will try to “reverse engineer” this website. The copycat syndrome is prevalent these days!
That’s fine with me, though. I am confident I’ll be able to deliver great results for my clients for the long-term. With the amount of time and money I invest in the site and the years I’ve spent learning how to be found online, I have a pretty big moat to protect my castle!
Most of the recruiting leads that come through the site are new licensees or pre-licensees. Sometimes experienced agents find the site and those are great, but experienced agents tend not to complete web forms and things like that.
This system is definitely a long game and it will take some follow-up to get results. Once the recruiting pipeline is mature, you can expect a regular flow of new signups at your Market Center.
The best approach I’ve encountered is when the ALC is fully engaged with the recruiting process and they are helping with recruiting appointments. We use a “round robin” lead distribution system so the leads are evenly distributed to each ALC member. (Note: I put myself in the round robin list for “unattached” recruiting leads as well, which is my main motivator to run these programs) I am sensitive to sponsorship issues and I know it’s always the recruits’ choice. The process is transparent and I share all the information about the leads that we find.
My recommendation is to start with the cheapest option (currently $300/month). After one month, I’ll be able to tell you if more money will produce more recruiting leads (sometimes it does and sometimes it doesn’t). It changes from market to market, and a few weeks of testing will give us some real data for your area to guide the decision.
