Funny enough, there is no such thing as a “Realtor license.” The term Realtor is a professional designation that is reserved for members of the National Association of REALTORs. Yes, it’s supposed to be in all caps, but I will bend the rules a little for the sake of readability. Not every real estate agent is a Realtor, but every Realtor is a real estate agent. Realtors hold themselves to a high level of ethical standards and most reputable companies require every agent to become a Realtor.

When people say they are thinking about getting a Realtor license, they usually mean they want to get a real estate license. In the US, the licensing process and regulation is done at the state level. There is no such thing as a “national” real estate license.

Before a person can become a Realtor, they have to pass the real estate exam in their state, complete the application process and get a real estate license. Just because someone passes the real estate exam doesn’t automatically mean they are allowed to help people buy and sell real estate. A background check is required along with the submission of fingerprints.

The application to become a Realtor includes the local, state and national Realtor associations. The only way to become a member of one is to become a member of all of them. Each association plays an important role in their territories when it comes to consumer protection and governmental affairs. The National Association of Realtors is a very powerful lobbying entity in Washington D.C.
