The concept behind the course is brilliant: Pat Hiban dissects the listing strategies of eight of the best agents in the US. The agents are all from different companies and different markets around the country, and all of them have a different approach to their winning listing appointments.

Pat Hiban is the creator of the Certified Listing Agent course. For those of you who don’t know Pat, he is a bit of a legend in the real estate business. At one point, he was the top agent in the world and still runs a very successful real estate business today. He is also the New York Times Bestselling author of Six Steps to Seven Figures, where he provides the formula and strategies he used to create a seven-figure real estate business. In short, he knows what he’s talking about and you should pay attention.

With Pat as the “pretend client” for each of the top agents, he throws out all the typical objections and situations that listing agents encounter from home sellers during each phase of the listing process. He also takes the time to review the strategies and tactics from each of the top agents with them after they deliver their messages to share some insights into how they approach certain situations and say the things they say.

The best way to approach the course is to keep an open mind and understand that everyone has a different approach to the business. There is no right or wrong way to become a top listing agent, although you’ll see some similarities among all the top agents in this course. Some of the agents may say things that make you think, “I could never say that!” That’s okay. I have that reaction on a regular basis when I talk to top agents from different parts of the country. The local customs and styles vary widely from place to place and everyone’s personal style is a little different. It’s best to focus on the things that resonate the most with you and craft your own “hybrid” approach from each of the top agents.
