Step 1: Make sure you meet the basic requirements
The basic requirements to get a Washington DC real estate license are simple. Do you meet these requirements?
- You have a high school diploma or equivalent
- You must be able to understand the English language (reading, writing and speaking)
- You must not have had a real estate application denied within the past twelve months
- You must never have had a real estate license suspended or revoked in any state
Step 2: Register for real estate licensing classes
A real estate license is required for most real estate jobs. Washington DC requires 60 hours of pre-licensing education.
Washington honors education, experience and licensure from other jurisdictions. Applicants who qualify can bypass some or all of the educational requirements. Many licensees in Washington DC also choose to become licensed in Virginia and Maryland as well. There is a special process to make that easy.

Step 3: Apply to take the Washington DC real estate exam
You can apply to take the Washington DC real estate exam after you have completed the licensing education requirements. The Washington real estate exam fee is $61.50. The exam process is managed by PSI Exams.
Step 4: Complete the Washington DC real estate license application
The application will ask you some basic questions about you and your background, including any other real estate licenses you have held or currently hold. The Washington DC real estate license application fee is $240.
