Step 1: Make sure you meet the basic requirements
The basic requirements to get a Mississippi real estate license are simple. Do you meet these requirements?
- You are at least 18 years old
- You are a resident of Mississippi at the time of your license application
Step 2: Register for real estate licensing classes
A real estate license is required for most real estate jobs. Mississippi requires 60 hours of pre-licensing education before they will let you get a real estate license.

Step 3: Apply to take the Mississippi real estate exam
You can apply to take the Mississippi real estate exam after you have completed the licensing education requirements. The Mississippi real estate exam fee is $75. There are two portions of the real estate exam (state and national) and the fee is $75 regardless of whether you are taking one or both (which only matters if you failed on portion and need to retake it).
Step 4: Complete the Mississippi real estate license application
The application will ask you some basic questions about you and your background, including any other real estate licenses you have held or currently hold. The Mississippi license application fee is $110.
Mississippi requires a criminal background check for all real estate license applicants. Applicants with a criminal history will be considered on a case-by-case basis.
