A Quickstart Guide : How To Get A Real Estate License In Georgia

Step 1: Make sure you meet the basic requirements

The basic requirements to get a Georgia real estate license are simple. Do you meet all of these requirements?

  • You are at least 18 years old (you can take the exam if you are 17 years old and pursuing a community association manager’s license, although you cannot activate the license until you turn 18)
  • You have a high school diploma or equivalent
  • You pass the Georgia Crime Information Center background check

Step 2: Register for real estate licensing classes

 

A real estate license is required for most real estate jobs. Georgia has educational requirements you must fulfill before they will let you get a real estate license, which are completed with the following:

  • A 75 hour pre-licensing course, OR
  • Complete 10 quarter hours or 6 semester hours of real estate course work at an accredited US or Canadian college, university or law school, OR
  • Provide proof of completion of at least 75 hours of pre-license education from another state (US) or province (Canada) from an approved educational institution

Step 3: Apply to take the Georgia real estate exam

 

You can apply to take the Georgia real estate salesperson’s exam after you have completed the licensing education requirements. AMP is the exam vendor for the State of Georgia and they manage the exam process through their facilities.

The Georgia real estate exam fee is $121 and is non-refundable.

Step 4: Complete the Georgia real estate license application

 

The application will ask you some basic questions about you and your background, including any other real estate licenses you have held or currently hold. The Georgia license application fee is $170.

IMPORTANT: Georgia real estate license reciprocity exists with every US state except Florida. If you hold a license in any of the other 49 US states, you can bypass the educational requirements and skip straight to the application phase.
